KBA's View of the Impact of Lease Accounting Changes on Corporate Real Estate

The commercial real estate industry is abuzz with the proposed changes to lease accounting under generally accepted accounting principles (GAAP).  Why the Changes? The FASB and IASB are trying to eliminate a "form over substance" distinction in GAAP accounting that has led to confusion and potential misuse in financial statements.  The Proposal will require significant adjustments to the treatment of Gross and Modified Gross leases, which constitute the majority of commercial office leases in the U.S.

Although we understand the reasoning behind the changes, KBA is concerned that some of the provisions create significant variability that can lead to confusion, complexity and possible manipulation, and might expose corporate officers to criticism if estimates prove to be incorrect.

Marc Betesh to Speak at the CoreNet Global Summit

After receiving excellent reviews from the last CoreNet Global Summit, Marc E. Betesh, President of KBA Lease Services and Michael E. Meyer, Managing Partner of DLA Piper will be speaking again at the CoreNet Global Summit.  This year's presentation will be in Phoenix and will be Shifting Sands:  BOMA Measurement Standards are Changing...Again.

Rents are almost always quoted on a cost per rentable square foot.  As a result, the way square footage is measured can have a profound impact on leasing costs. 

In 2010 BOMA once again adjusted its recommended method of measuring rentable and usable square footage.  What does this mean for tenants leasing new space? How will this impact rental rates and terms of existing leases? This session will explore the meaning and effects of BOMA's new rules, interpreting the material in a way that is clear, simple and easy for tenants to remember and apply.   

Marc and Michael will be speaking and fielding your questions on Monday, September 20th during SNAP Session #20 – Workplace at 2:30 pm in the Phoenix Convention Center, Room 227C.
